Lancaster gate height and permit rules
A new gate in Lancaster answers to two city offices, state pool law and, on some driveways, the fire code. Each rule below links to the text it comes from.
Building permit
The building permit and the height limit are handled by different people.
Lancaster's Building and Safety permitting FAQ says the city does not require permits for residential fences under 7 ft, and adds that Planning may have other requirements depending on where the fence goes. That covers most gates on a home.
Two things can still need a permit. An opener wired to a new circuit is electrical work, so ask the installer whether it needs an electrical permit. Height is a separate matter that Planning decides, and it's covered in the next section.
Height and placement
From Lancaster Municipal Code 17.08.130, the zoning section on fences, walls and screening.

The code measures height from the finished ground at the foot of the fence up to its top edge. Where the ground on the two sides differs within 6 ft of the fence, it is measured from the higher side. The fence has to sit behind the property line and any utilities, or at least 12 ft behind the face of the curb.
The code does not say in so many words how an entry gate counts toward those caps, so treat a tall front gate as a question for Lancaster Planning before you order it. The same section also bars chain link, barbed wire, razor wire, electric fence and glass for residential uses, so a chain link gate is not an option on a home.
Pool gates
A gate in a pool fence has to meet state law on top of city zoning.
IllustrationHealth and Safety Code 115923 is the state law behind these barrier rules:
- At least 60 in high, with no more than 2 in of clearance at the ground.
- No opening a 4 in sphere can pass through.
- The outside must offer no ledge or grip a young child, under five, could climb.
- Gates open away from the pool, close by themselves and latch by themselves, with the latch no lower than 60 in off the ground.

Fire access and Zone 0
Two fire rules can reach a gate: one for long driveways, one still being finished.
Gates across a fire access road
California Fire Code section 503.6 says a gate across a fire apparatus access road needs approval from the fire code official and an approved means of emergency operation, a UL 325 listed operator if it is electric, and an ASTM F2200 gate if it is automatic. The code wants that road to reach within 150 ft of a home's outside walls, so the driveway of a house set far back can be one. Ask the fire department early. Zone 0, not final yet
The state Board of Forestry is finishing "Zone 0" rules for the first 5 ft around homes in state responsibility areas and Very High Fire Hazard Severity Zones. Its August 2026 draft bars new combustible gates within that 5 ft and wants a 5 ft noncombustible span where a fence meets the house. The Board says the rules are still under final state review. A metal gate already meets the draft; check your parcel on CAL FIRE's hazard zone maps.
Digging post holes has its own rule: Government Code 4216.2 requires a call to DigAlert at 811 at least two working days before. When you are ready to build, start with metal gate installation in Lancaster and a written quote.
Gate rule questions
How tall can a front yard gate be in Lancaster?
Section 17.08.130 of the Lancaster Municipal Code sets 4 ft for a front setback, or the street side setback of a corner lot, taken from the finished ground, and the Director may approve as much as 25 percent above that. The code does not spell out how an entry gate counts, so check a taller front gate with Lancaster Planning first.
What are the new fence rules in California in 2026?
The one statewide change in progress is the Board of Forestry's Zone 0 rule for the 5 ft around homes in state responsibility areas and Very High Fire Hazard Severity Zones. Its August 2026 draft bars new combustible fences and gates within that 5 ft. The Board says it is still under final state review, so it is not in force yet.
