Gate repair in Lancaster, CA
We connect Lancaster homeowners with a licensed contractor to fix sagging, dragging and broken metal gates: rehung leaves, new hinges and latches, rewelded frames and posts reset in concrete.
This is a referral service. The licensed contractor looks at the gate, quotes the fix and does the work. The quote is free.
- Leaning post
- Reset in concrete
- Hinges or latch
- Parts and labor
- Cracked weld
- Welding time
- Rust through
- New section
The contractor looks at the gate, then prices the fix in writing. A post reset in concrete or a welded frame is the heavier end of the work.
What goes wrong with a metal gate
Find your gate in the six problems below. If you know which one you have, the call to a contractor goes quicker. You also get a sense of whether it's an hour of work or a new post.
Step by step: fixing a sagging gate
Illustration- The leaf sags and drags at the latch end
- Worn hinges, a hinge post leaning in loose ground, or a frame that has racked out of square. New hinges and a diagonal brace fix a sound frame; a leaning post has to be reset in concrete first.
- A hinge has snapped or pulled away
- Wind slamming an unlatched leaf will do it. The hinge is rewelded or replaced with a heavier one, and a stop or a hold open keeps it from happening again.
- A cracked weld or a bent picket
- Welded back, then primed and painted so rust does not start at the bare metal.
- Rust along the bottom rail
- It starts where paint chips and water sits. Caught early, it is wire brushed, primed and painted; rust that has eaten through needs a new section welded in.
- The latch will not line up
- The gate has settled or dropped. The latch or strike is moved, or the sag behind it is fixed first so it stays lined up.
- A pool gate will not close on its own
- A worn self closing hinge or latch. Fix it first: Health and Safety Code 115923 treats the gate as part of the pool barrier, and it has to close and latch by itself.
Why gates wear faster in Lancaster
Put the same gate in a sheltered yard down in the Los Angeles basin and it lasts longer. Up here it gets wind, sand and grit every season.
Wind on the leaf
NOAA's Fox Field records show 51 days with gusts of 40 mph or more in 2024, the strongest at 61 mph. A gate left unlatched in that swings hard against its stop, and every slam loads the hinges and the post.
Sand around the post
The USDA soil survey puts most of the city on loamy sand and sandy loam. A post in loose sand with a small footing leans a little at a time, and the gate sags with it long before anything breaks.
Grit in the moving parts
Blowing sand works into hinges, latches and the rollers of a slide gate. Parts that grind wear out faster. If a gate has started to squeal or stick, have it looked at before a hinge lets go.
Repair or replace
A gate with a sound frame is worth fixing. One that is rusted through is not, and paying to rehang it only puts off the bigger bill.
What moves a repair priceRepair when the frame is sound
Hinges, latches, a diagonal brace, a reset post or a welded crack are all repairs. The price follows the part, the hours and whether a post has to come out of the ground, and a light walk gate is a smaller job than a wide driveway leaf.
Replace when the metal is gone
Rust through in several places, a badly bent leaf, or a gate that was never sized for the opening. Ask for the repair and a new gate priced side by side. If replacement wins, see installing a new gate in Lancaster for how the job and the quote work.
Who fixes what
Gate work falls under three state license classes. Gates Lancaster CA is a referral service and does no repairs itself. We connect you with a licensed contractor, and you can check their license with the CSLB.
Welds and metal
Cracked welds, new pickets and rust sections are welding. The CSLB C-60 welding class covers joining and fabricating metal.
Posts and hanging
Resetting posts and rehanging a gate fall under the C-13 fencing class, which names posts and gates.
Openers
Motors, sensors and keypads are D-28 work. If the gate is sound and the opener is the problem, see gate opener repair.
Gate repair questions
How much does it cost to get a gate fixed?
That depends on what broke. Tightening or swapping a hinge or latch is the quick end, a diagonal brace or a rewelded crack takes longer, and a post reset in concrete or a welded frame is the heavy end. Ask for a written price once the contractor has seen the gate.
What is the best way to fix a sagging gate?
Find where the sag starts. If the hinge post leans, it has to be reset or replaced in concrete, or nothing else will hold. If the post is solid, worn hinges are replaced and the frame is squared. A diagonal brace from the bottom hinge corner up to the top latch corner holds it there.
How do you attach a metal gate to a post?
Hinges are welded or bolted to a steel post set in concrete, or anchored into a masonry pier. Welded hinges on a steel post are the strongest choice for a heavy gate. The post has to be sized for the gate's weight and, in Lancaster, for the wind, because the gate hangs off one side of it.
Can a broken weld on an iron gate be repaired?
Yes, as long as the metal around it is still sound. The crack is ground clean and rewelded, then the spot is primed and painted so rust does not start. If rust has thinned the metal around the break, a new piece is welded in instead of patching the old one.
